One of the popular reasons for using a bridging loan is to raise capital fast. Bridging loans are generally very flexible and can be used for many different reasons and scenarios. Not only did this mean the client had more liquid cash for the restoration of the property but the rate was fantastic because of the additional security offered to the lender lowered the overall loan to value. Once the work was completed and the property successfully added to the client’s portfolio a BTL refinance was put in place to repay the bridging finance and add a profitable asset to our clients already fantastic portfolio.
